What Altamonte Springs is built from
Seminole County, immediately north of Maitland, developed hard from the 1970s onward around Cranes Roost and the mall. Denser than most of the region: mid-rise condominiums, large apartment complexes, townhomes and 1960s to 1980s ranch houses, most of it on slab with tile or vinyl plank downstairs.
A genuinely mixed, mostly year-round population — renters, retirees and families — with a high share of stacked and attached housing. Rugs here are more often practical than precious, although the condominiums hold a fair number of downsized heirlooms.
The Altamonte Springs problem
Stacked housing changes the water risk completely. In a single-family house a leak is your washing machine, your water heater or your dishwasher; in a condominium or an apartment stack it is just as likely to be somebody else's, two floors up, arriving through a ceiling into a room you were not in at the time. Laundry closets inside units are the usual culprit, and by the time anyone finds it the rug has been sitting saturated for hours in a warm room — and a wet wool foundation in a warm room has roughly forty-eight hours before mould establishes in it. The other exposure here is the Little Wekiva. This area flooded extensively along that river when Ian stalled over Central Florida in September 2022, and inland river and lake flooding is fresh water rather than surge, which people hear as good news and should not: it still crosses roads, yards and garages on the way in and arrives carrying every bit of that. Either way the rug needs flushing, not a fan pointed at it.
