What Baldwin Park is built from
Eleven hundred acres of north-east Orlando built on the site of the former Orlando Naval Training Center, master-planned in the late 1990s and put up from 2003 onward on a New Urbanist pattern — narrow lots, deep porches, rear alleys and detached garages, and a mix of single-family houses, townhomes and apartments around Lake Baldwin. Winter Park begins at the north boundary.
Young families, dogs and a great deal of walking. Most of the rugs here were bought for the house rather than inherited into it, which means plenty of hand-tufted and machine-made pieces alongside a smaller number of good hand-knotted ones.
The Baldwin Park problem
Two things define the rugs here and they compound each other. The first is dogs, because this is a neighborhood built for walking and what comes back in on four wet paws after an afternoon storm is not water, it is water carrying lawn, sand and whatever the alley had on it. The second is that these houses are tight. Construction from 2003 onward is well sealed by design, which is good for a power bill and bad for anything wet on the floor, because there is very little passive air exchange to carry the moisture away again. A pet accident in a house like this does not quietly evaporate. The urine salts stay down in the foundation, they are hygroscopic, and every humid afternoon they draw moisture back into the fibre and reactivate the smell — which is why an owner can be certain they cleaned it and still be met by it in August. Left alone they also burn dye. Surface treatment reaches none of that, because the contamination is underneath the pile, in the cotton, and it has to be flushed out of there.
