What College Park is built from
Streets named for universities — Princeton, Harvard, Yale, Vassar — laid over ground that was citrus grove until the Great Freeze of 1894 ended that, then platted through the 1920s boom as Rosemere, Dubsdread and Edgewater Heights. Frame and masonry bungalows, Tudor and Colonial Revival cottages, a good number of them raised on piers, ranged around Lake Ivanhoe, Lake Adair and Lake Concord with Edgewater Drive down the middle.
Long-standing owners, younger professionals and constant renovation. The original floors are usually still in place, heart pine or oak, and rugs are laid straight onto them rather than onto tile.
The College Park problem
A good number of these houses predate slab construction and sit up on piers over a vented crawl space, and that changes where a rug's moisture is coming from. Venting a crawl space works in a dry climate. Through a Central Florida summer it does the opposite: warm wet outside air is drawn in under the house, meets floor framing that is cooler than it is, and gives up its moisture there. The result is a wood floor running damp from below for months at a time with a wool rug lying on top of it acting as a lid. None of that is visible from the room. The pile feels fine, the house smells faintly of a cupboard by August, and the tell only appears when the rug is turned over — a foundation that has gone soft and heavy, and dark shadow lines where the floorboards were. The old floors are the second half of it: waxed and oiled boards transfer into a cotton foundation and hold soil there, and a solid rubber pad laid on top seals the whole arrangement shut.
