What Dr. Phillips is built from
Unincorporated south-west Orange County, on land that was citrus grove belonging to the grower the area is named for. Built out from the late 1970s onward in large single-family subdivisions and gated golf communities on and around the Butler chain, with Sand Lake Road through the middle. Slab construction, tile and stone through the living space, and rugs used to define seating areas rather than to cover floor.
Established households, corporate relocations and a fair number of second homes, a short drive from the attractions corridor. Formal rooms get furnished properly and then used a few times a year, which matters more for the rug than anything anyone does to it.
The Dr. Phillips problem
The air conditioning is the thing worth understanding in houses this size. Cooling capacity here was routinely sized for the hottest hour of the year, and a system that large satisfies the thermostat quickly and then shuts off — which means short run times, and an air conditioner only removes moisture from a room while it is actually running. The house hits temperature and stays humid. On a slab that combination is bad news: concrete sits a few degrees below room temperature and moves water toward itself, so the coolest, dampest, stillest air in the whole building is the layer directly under a large rug nobody has lifted in years. That is the specification for mildew in a wool foundation and it is also precisely what clothes moths are looking for, which is dark, warm and undisturbed. They graze the underside first, so the surface still reads as intact while the knots behind it are going. Add golf-course and irrigation residue coming in on shoes, and everything that matters is happening at the bottom of the rug where nobody is looking.
