What Windermere is built from
A small town settled in 1887 and incorporated in 1925, sitting among the Butler chain of lakes with "Among The Lakes" on its seal. Several streets in the old grid are still unpaved sand. The stock runs from modest older cottages in town to very large lakefront and gated houses on Lake Butler and the surrounding chain, with tile and stone through the main rooms almost everywhere.
Lakefront and gated households, a lot of boats, and a great deal of outdoor living that comes back indoors on the soles of shoes. Rugs here are frequently large, frequently good, and frequently laid over hard floor in rooms that open straight onto a dock or a pool deck.
The Windermere problem
The streets are half the problem and the lawns are the other half. Central Florida sits on deep sandy soil, several roads here are still unpaved, and between the sand shoulders, the irrigated turf and the lake shoreline there is a continuous supply of fine hard grit walking through the door all year rather than seasonally. It does not stay on the surface. Grit migrates down through the pile until it reaches the foundation, and once it is lodged against the knots every footfall works it like an abrasive, which is why a rug in a house like this thins from underneath while still looking perfectly clean from above. Vacuuming lifts what is loose and leaves the rest exactly where it is doing the damage; it has to be shaken and air-dusted out dry, before any water goes near it, because wetting sand in place only packs it tighter. What comes in with it is irrigation and fertiliser residue, and those salts are hygroscopic — they pull moisture back into the fibre every humid afternoon and hold it there.
