What Winter Garden is built from

Fourteen miles west of downtown on the south side of Lake Apopka, with a restored historic centre along Plant Street, the West Orange Trail running through it on the old rail bed, and very large new subdivisions spreading out around the old town. Two housing stocks sharing one postcode: restored early-twentieth-century frame houses with original wood floors, and post-2000 slab houses tiled throughout.

Families in the newer subdivisions and a smaller, older, steadily renovating population in the historic core. Rugs at both ends of the range, from inherited hand-knotted pieces in the old houses to hard-wearing synthetics in the new ones.

What We Find Here

The Winter Garden problem

There are two entirely different rug problems inside one town here. In the historic core the houses are old, the floors are original, and the renovation itself is the hazard: sanding dust, plaster and lime carry a high pH, and lime dust worked down into wool by foot traffic strips lanolin and dulls dye long before anybody connects the two events. Out in the newer subdivisions, built over old grove and farm ground, the issue is the outside coming in — sandy soil, an enormous amount of outdoor living, and a trail at the end of the street that puts bicycle and running traffic through the front door several times a day. Both halves of town carry the same climate load underneath that: a little over fifty inches of rain a year with the bulk of it between June and September, and rugs lying on hard floor in rooms that open onto a lanai. And both halves are close enough to Lake Apopka that a rug taking water in a storm is taking lake and field water rather than clean water.
