What Lake Nona is built from
Seventeen square miles of planned community inside the Orlando city limits, south-east of the airport, built essentially from scratch since the early 2000s around Medical City and the UCF College of Medicine. Villages of new single-family houses, townhomes and apartments, all on slab, all tiled or plank-floored through the living space.
Physicians, researchers, aviation and corporate households, a high share of them relocated from somewhere else within the last few years and travelling regularly for work. The rugs largely arrived with them.
The Lake Nona problem
Almost every rug in this part of the city came here from somewhere else, and the transition is where the damage happens. A wool rug that spent twenty years in a heated northern house at thirty per cent relative humidity is a different object after one Central Florida season: it takes up moisture, gains weight, relaxes, and the cotton foundation swells and moves. Most of them also spend weeks in a moving container or an unconditioned storage unit on the way, which is warm, dark and completely still — a rug can go in sound and come out with mildew already established in the foundation and moth larvae already in the pile. Then it is laid on tile over slab in a very new, very tight, very cold house, and cold hard floor under a rug in humid air is exactly where condensation happens. Add a household that travels and sets the thermostat back for a fortnight at a time, which stops the air conditioning running, and the rug spends that fortnight at a humidity it has no way of drying at.
